昆州房租持续上升 布里斯班成为全澳房租负担最重的城市

据2008年1月5日《Brisbane Times》报道，最新发布的一项报告显示，在过去的10年里，昆士兰州平均房租上涨超过70%，并可能继续上升。

据报道，昆士兰人平均每周支付的房租已从10年前的$150元上升至现在超过$260元。该机构认为过去5年来的这种平稳调涨的趋势将会持续。

首府布里斯班更居全澳房租负担最重的城市，在刚刚过去的一年里，在距离布里斯班市中心5～20公里的中环区域（the middle suburbs of Brisbane ），一栋两居室House的每周房租中间价位飙升超过14％，与此同时，近城区两居室Unit的房租涨幅则低于6％。

据2007年12月31日《Brisbane Times》报道，从2008年1月1日起，在昆士兰州买新车需多缴印花税，而购房的Mortgage duty将被免除。

Car buyers will pay an extra $220 on a $22,000 Toyota Corolla, and an extra $570 on a $38,000 Holden Commodore, Australia's best-selling vehicle.A BMW X5 V8, which costs around $130,000, will cost an extra $2,000 in stamp duty.

据2007年12月29日《The Age》报道，截止近年11月底RP Data- Rismark的最新数据显示，大墨尔本地区房产中间价位在一年里上涨了18.1％，升幅居于阿德雷德和布里斯班之后，排在全国第三位。

10月份在墨尔本售出房产的平均天数为28天，在全国是最低的，也就是说墨尔本的房子卖得最快。相比之下，悉尼是43天。

墨尔本房产市场两极分化趋势依然严重，象Elwood和Brighton等内城bayside区房价年涨幅为30%，而外环郊区受房贷压力较重区域如Craigieburn和Roxburgh Park的房价则涨幅很小。

Yet the market remains divided between the expensive inner suburbs and the outer
suburban mortgage belt where lower levels of affordability and rising interest rates are keeping prices latter.

12月15日星期六墨尔本出版的《Herald Sun》也谈到一个东区Blackburn的房子，在1990年由Christine和Adrian Robertson夫妇以$300,000元买下。时间过了整整17年，12月8日上周末拍卖，起拍价：890K，最高竞拍买家以$1,111,000元拍卖成交。

截止2007年9月底，Blackburn的房产中间价位已越过700k的大关，过去一年房价涨幅高达50.5％。

这栋房产位于6 Munro Avenue，Cheltenham，占地574平方米，与墨尔本市中心直线距离17公里。位于Bayside的Cheltenham区中心地带，离火车站、Southland Shopping Centre都很近。

3房双位卫浴双车库，卖房前重新大装修过。开价$690,000 Plus 上上个周末以$805,000元成交。

这栋普通的住宅1989年4月份，以$165,000元买入，在1997年以$180,000元换手，8年价格仅上升1.5万元；

但再过了仅仅10年的时间，2007年12月1日以$805,000元成交。
