墨尔本一场商业房产拍卖


说起墨尔本东南Glen Waverley区这条商业街,我想起去年11月份去参加的一场商业店铺拍卖。

当时围观者将Kingsway“阿姨水饺”店四周挤得水泄不通。拍卖以$140万开始,一对香港来的夫妇和一名“光头”的中年华人男子开始竞价,以$25,000元的幅度向上攀升。过了160万,拍卖师宣布这个商业地产已经on the market。

竞价到了168万时,那对香港夫妇退出。眼看着拍卖师要三声落锤了,突然在那位“光头”买家旁边杀出一位“程咬金”,看外表象来自越南、印尼那边的人士。

结果两人开始缩小幅度以10,000后来改为5000元开始竞价。那位“光头”显然根本不考虑代价,完全势在必得。最后以$1,900,000元成交!

在众人的鼓掌声中,那位穿着牛仔裤、看起来年龄不到50岁的“光头”男士和拍卖师握手后,施施然踱进仍然正在营业的“阿姨水饺”店内,原来他就是这家华人快餐店的老板,来自咱们中国,原先租的这个店铺,现在成为名副其实的真正东主。

成交后,单单10%的Deposit就要立即交付$190,000元,60天后要把190万补齐。开这么一家小小快餐店的老板荷包竟然还蛮充实。
