本周六墨尔本房产出清率高达78％创出两年来新高

MELBOURNE'S auction market has posted its strongest performance of the year as buyers are drawn in by the 45-year low in interest rates and the availability of the first-home buyers grant.

The Real Estate Institute of Victoria said 78 per cent of properties up for auction sold yesterday, with a one percentage point increase on last week taking the clearance rate to its highest level in more than a year.

尽管上市房产增加了三分之一，但在刚刚过去的本周六，墨尔本房产出清率（clearance rates）仍高达78％，创出两年来的新高，仅次于2007年墨尔本楼市畅旺时的80.6％。

45年来创纪录的最低房贷利率以及联邦政府首次购房补贴翻番政策显然刺激了墨尔本的房产市场。

市场人士称，首次置业者在政府首次补贴翻番政策在6月30日到期前加紧进入房产市场。（first-home buyers were entering the market with greater urgency before the June 30 deadline for the revised first-home buyer grant scheme.）

同时，人们也开始担心房产价格并不会继续下降，目前可能是进场买房的时机。

墨尔本周六的房产拍卖中，公寓房（apartments）表现最佳，拍卖成功率达到86％，特别是墨尔本西区，Units的拍卖出清率更达到94％，比上 周的62％有大幅飙升；西区独立屋（House）的拍卖出清率也比上周上升了20％至79％。价位较高的东南区反而下降了15％至67％。

RP Data-Rismark的最新报告也显示，截止今年二月底的一个季度，墨尔本房价上涨了1.86％，其升幅在全澳仅次于北领地达尔文位居第二。

该份报告指出，显而易见，增加对首次置业者的补贴是政府最为成功的政策措施之一。

不过，买家代理和市场分析人士也警告，上市拍卖房产数量比去年大幅下降，迄今为止今年上市拍卖的房产为3144套，仅为去年同期的一半水平，这和高企的拍卖出清率相背离。
