澳洲房价起飞升幅创六年新高墨尔本领涨

据2009年10月29日澳广报道，澳洲房产监测机构APM的最新统计数据显示，截止9月份的三季度，全澳平均房价在二季度上升6.5%的基础上继续上升3.7%，澳洲房价正以2003年上一波房产高峰时的最快速度上涨，单单从2009年初至今，澳洲房价已经上扬了7.1%。

APM预计，强劲的出租房回报和未来的房价增值空间，促使房产投资买家在继首次置业者之后于今年中至明年初接棒进场。

Mortgage brokers are reporting increases in enquires from property investors, which may help sustain prices after the first homebuyer grant boost expires at the end of December."Despite this, we expect that strong rental yields and the prospect of future capital gains are enticing many investors to enter the market in the second half of 2009 and early 2010."

八大州府城市中，墨尔本房价以6.1%的季度升幅领涨市场，过去六个月，墨尔本中位房价已经飙升至$487,246元，升幅达12.3%。

悉尼楼市在2004年创出阶段新高之后一直疲软，不过今年以来房价明显复苏，增长强劲，已经超越前高，中位房价达到$569,061元，季增3.6%，仍是全澳房价最昂贵的城市。

不过，昆州布里斯班房市走势迟缓，季度升幅仅为1%，在东部大城市中涨幅最小。
