买房 or 租房？报告预测未来三年房租暴涨30％

FORGET mortgage stress; rental stress is set to become an even more crippling financial malady over the next three years with rents to soar by 30 per cent.

据2008年6月17日《澳洲人报》报道，经济研究预测机构BIS SHRAPNEL的最新报告预测，未来三年澳洲房屋租金将飆涨30%，租房压力将超越房屋贷款还贷的负担，甚至成为更加严峻的金融问题。从目前到2011 年的三年间，预计澳洲多数城市的房租上涨幅度将远远超过购买房产的还贷费用。(the cost of renting in most Australian cities is predicted to rise much more than the cost of buying property between now and 2011.)

这份报告预测，未来三年租房开销每年上涨10%，原因是新住房的的建造和供应不足，推动租房价格越来越高。

目前，我们需要每年建造大约180,000套住房，但实际只建造了155,000套，远远低于市场需求，造成租房市场空置率越来越低。
