2008年在墨尔本什么区域买房?


Safe as houses: returns on inner-city residential property in 2008 are expected to exceed those from the broader equities

1月12日《The Age》报道,过去一年墨尔本inner和eastern suburbs的房产增值相当可观:Malvern上涨了97.8%, Toorak 81.3%, Hawthorn East 63%, Kew 57.5%, South Melbourne 55.4%,其它表现优异地区还包括:Caulfield South, Malvern East, Blackburn, Balwyn, Hampton, Bentleigh, Glen Waverley和Cheltenham。

业内人士提醒房产投资人士,远离那些边远郊区。(warned investors to "stay well away from the outer suburbs".)

JPP买家代理Ian James表示,墨尔本东郊EastLink附近房产已经上涨了30%,但今年仍将继续表现良好。不过,市中心Docklands的公寓市场由于供过于求风险较大。

他对一些要买房的家庭的建议是,租一个新房子,同时在近城区购买一个投资房。

He said a wise move for families could be to rent in a new estate and buy an investment property in the inner suburbs. "If you buy a $400,000, two-bedroom flat in Elwood, you've got a great investment. Spend $350,000 on a four-bedroom home in Caroline Springs, you're tying an anchor round your neck."
